Size: 20.11 Acres (5.53 Acres net)
A Portrait Homes designed community – Randy led the project team through site acquisition and due diligence, project planning and a complex approval process amidst significant environmental issues involving steep grades, river setbacks, wildlife corridors and an active eagle nest on the property. The project is currently under construction and a successful sales program is underway.
Nelson Peak Subdivison – Maple RidgeLess
Project: 75 Homes (Single Family)
Size: 82.1 Acres
A Portrait Homes single family subdivision with environmental constraints set on steep and rocky terrain within the Silver Valley master planned community. Randy assisted with product design and led the project team through rezoning and phased subdivision approvals.
Willowbrook (Mixed Use) – Township of LangleyLess
Project: 199 Homes (116 Condos, 83 Townhomes), 19,200 sq.ft. Commercial
Size: 5.78 Acres
A planned mixed-use community in the heart of the Township of Langley. This vacant infill site was zoned as a business park. Randy successfully led the project team through site acquisition, project planning and zoning approvals to allow a mixed use residential community that incorporated commercial use at the street front. This continued to provide the employment opportunities that were important to the Township council along with a condominium and townhome community that was desirable in this location.
Rockridge Townhomes – Maple RidgeLess
Project: 61 Townhomes
Size: 3.0 Acres
A planned Maple Ridge townhome community, Randy led the project team through project design and approvals. Additional density was realized through the negotiated provision of a neighborhood amenity. The project was designed around a central green creating an open feel in spite of the extra density.
Duplex homes facing the street across from existing single family homes create the look of a single family streetscape through similar massing and by including one front door facing the street with the other along the side. Neighborhood buy in was achieved through this effective design and community consultation.
Section 74 – District of HighlandsLess
Project: 13 Lots (Single Family)
Size: 82.1 Acres
A single family subdivision in steep terrain with significant environmental issues. Randy led the project team through layout design incorporating biophysical environmental analysis to achieve 13 lots within difficult constraints. Although it had been denied previously, approval was achieved amid political controversy through effective design and community consultation.
Capilano Road Improvement Project – District of North VancouverLess
Project: $6.0 Million Infrastructure improvement project
A comprehensive upgrade to the lower portion of Capilano Road from Marine Drive up to Highway #1. The project included the realignment of the road to improve safety and visibility as well as the addition of a bus/HOV lane, pedestrian separation, sidewalks and bike lanes in each direction . Key challenges included a neighborhood that was generally not supportive of the project due to fears of increased traffic and noise as well as frustration resulting from previous unsuccessful attempts to proceed with the project due to funding shortfalls.
Randy, on behalf of DNV, successfully coordinated all property impacts with 30 affected property owners and negotiated all required property interests including full and partial property acquisitions, rights of way and working easements from both residential and commercial property owners.
Furry Creek – Squamish-Lillooet Regional DistrictLess
Project: 920 Homes Planned (Single Family and Townhomes)
Size: 600 Acres
A master-planned ParkLane ocean-front community on the Sea to Sky Highway. Randy led the project team through overall project planning and the design and approval of on-site infrastructure including water and sewage treatment plants. Detailed physical and financial analysis of numerous land use scenarios was required to determine highest and best use to maximize land value and manage risk.
Randy negotiated the necessary approvals to draw water direct from Furry Creek when the aquifers were found insufficient to meet the needs of the ultimate built-out community. This required extensive effective consultation and relationship building with Squamish First Nation.
Bedford Landing (Fort Langley) – Township of LangleyLess
Project: 400 Homes (Single Family and Attached Fee Simple Rowhomes)
Size: 78 Acres
A master-planned ParkLane river-front community in Fort Langley. Randy led the project team to successfully achieve zoning and development approval amid significant political controversy. The site was filled by dredging the Bedford Channel which required consultation and relationship building with Kwantlen First Nation.
A Provincial Government change to the flood construction level part way through the project required resolution of complex flood protection and diking issues.
Heritage Woods – Port MoodyLess
Project: 1,320 Homes (Single Family, Duplex, Townhomes, Commercial)
Size: 300 Acres
A master-planned ParkLane community in Port Moody on steep grades with a commercial village center. Phased over 10 years and involving significant environmental issues, Randy led the project team through numerous re-zonings, subdivisions and approvals from all levels of government. The integration of transportation planning issues with land use and development planning was required.Rather than a project by project environmental approval as was the standard with DFO, Randy successfully negotiated a community wide environmental approval that spanned 8 years. This provided cost certainty and risk reduction in a time of ever increasing environmental requirements and processes.
Positive, long-lasting relationships were established with city politicians, staff and public stakeholders.
